2010 TAX RATE

The Town of Henniker has set its official tax rate.  This new rate reflects the values of the recent town wide reappraisal.  Taxable property values from the 2009 property tax setting totaled $410,879,394. The reappraisal dropped taxable property values by -7.4% or -$30,592,527.  The 2010 taxable property value  is $380,286,867.

 

The Town amount raised by taxation was held to the 2009 levels to $2,814,273.  The lower property value caused the tax rate for the Town portion to rise 56 cents for a 2010 Tax Rate of $7.40.

 

If a home valued at $250,000 in 2009 dropped by the average valuation amount of  -7.4% to $231,500 the net increase to the 2010 town portion of the tax bill would be $3 calculated as:

2009 computation ($250,000/1000*6.84=$1,710)  

2010 computation ($231,500/1000*7.40=$1,713).

Local School which includes John Stark and the Henniker School District had an increase in the amount raised by taxation by $90,694 from the 2009 level to total  $6,516,420. The total increase to the tax rate was $1.50 for a 2010 School Tax Rate of $17.14

2009 computation ($250,000/1000*15.64=$3,910)  

2010 computation ($231,500/1000*17.14=$3,967).

State School Rate had a decrease in the amount raised by taxation by  -$39,081 bringing the total State School effort to $886,420. 

2009 computation ($250,000/1000*2.31=$ 577)  

2010 computation ($231,500/1000*2.39=$ 553).

 

The County tax bill rose $78,019 from its 2009 level of $1,021,520 bringing the County effort to  $1,099,539.

2010 computation ($231,500/1000*2.89=$ 669).

 

The 2010 total tax rate is $29.82 as compared with 2009 totals of $27.28.  The net increase is $2.54 or 9.3%.  In estimating your property tax bill, please keep in mind that your property values have changed due to the revaluation. 

 

The sale of Lot 98 has not been completed at this time due to permitting issues. Therefore, revenues from this sale have not been realized for 2010. 


 

Property tax bills will be in the mail today, 11/24/2010 with a due date of 12/28/2010.
