The Henniker Selectmen’s Office includes a Building Inspector, Code Enforcement Officer, Planning Consultant and Land Use Coordinator.  We work closely with many town departments and boards, promoting building safety and best land use practices for today and tomorrow, all while preserving critical records as they pertain to past land use actions.  All of our work is done through the authority of both State laws (known as RSAs) and locally adopted ordinances & regulations.  Some of the services we provide include:

  • permits for vendors, special assemblies, signs and raffles

  • building permits for new construction and renovation projects

  • electric & plumbing permits

  • onsite inspections for building code compliance & life safety

  • providing public access to the State Building Code guidebooks

  • guiding new or expanding businesses to come before the required boards for approval

  • enforcing town zoning regulations

  • proposing changes to town zoning regulations for citizens to vote on

The Planning Board meets the 2nd and 4th Wednesdays of the month.  Zoning Board of Adjustment:  3rd Wednesday of the month.  Meetings are held at 7 pm at the Town Hall (unless otherwise advertised).  All meetings are open to the public. The Planning Consultant is available 1-2 days a week for individual consultations.  Call or email for an appointment.

Building FAQs

Are there any building codes in New Hampshire?  Yes!  The State recently adopted building codes that are in effect in all towns and cities.  It is the responsibility of whoever is building to build to code.  There are codes for electrical, plumbing, construction, mechanical and energy conservation.  They are published by the International Code Council (http://www.iccsafe.org).  Here is a list from State of NH, showing which codes are currently in effect.

When do I need a residential building permit in Henniker?  For residential buildings (single and two-family homes) with construction materials over $5,000.00 a building permit is required but the inspection process is strictly voluntary.  However, a Certificate of Occupancy cannot be issued unless the inspections are completed.  The town does NOT require that you get a permit for residential projects with under $5,000 in building materials.

When do I need a commercial building permit in Henniker?  The Town of Henniker requires a permit, inspection process and Certificate of Occupancy for all commercial and industrial building activity.

What do permits cost? 

Electric Permits - $0 (no charge)

Plumbing Permits - $0 (no charge)

Driveway Permits - $5 (no fee if filed with Building Permit Application)

Demolition-Only Permits - $25

 

Commercial Building Permits

    Town Buildings - No fee for building permits

    Building Permit Commercial, Minor construction - $50

    Building Permit Commercial Structure - Minimum fee is $75 for under 1000 SF or $0.08 per SF

 

Residential Building Permits (One and Two-Families only)

New Residential Single family or Two-Family, includes manufactured housing:

Minimum fee $75 under 1000 SF or $0.08 per SF

 

Additions (includes Residential, Commercial, Garages, Porches, Decks, Breezeways):

Minimum fee is $25 if under 600 square feet, otherwise $0.08 per square foot.

 

Other (Alterations, Demolition, Storage Sheds, Fences, Swimming Pools): $25

 

Violations & Penalties:

    $50  Any construction started without a required permit.

    $25  If a permit is withdrawn after application.

 

When should I call for an inspection? 

  • To schedule an appointment, call Nicole at (603) 428-3221 ext. 1

  • Prior to backfilling the foundation

  • When framing is complete

  • Prior to insulating or covering up electric and plumbing

  • Final inspection (call both the Building Inspector 620-3688 and Fire Department 428-7552)

What about asbestos?

The State of New Hampshire requires written notification before any demolition, regardless of the amount of asbestos.  You must notify the State of NH and the Henniker Health Officer at least 10 days prior to the demolition.  Call the NH Dept. of Environmental Services at (603) 271-1370.
